Do I need an EPC if I only rent one room?
If you are renting a room to a lodger in your own home under the Rent a Room scheme, an EPC is not technically required — however, it is strongly recommended and some lenders and councils do require one. Our checklist covers the current legal position in plain English so you can make an informed decision.
How long is a Gas Safety Certificate valid?
A Gas Safety Certificate (CP12) is valid for 12 months from the date of inspection. It must be renewed annually if gas appliances are present in the property. Your engineer can advise on what is covered during the visit.
Are your engineers legally registered?
Yes. We only work with engineers on the Gas Safe Register (the official UK body for gas engineers) and EPC assessors who are accredited through one of the government-approved accreditation schemes. You can verify any engineer's registration independently at gassaferegister.co.uk.
What is your referral fee arrangement?
